The Real Estate market has recently exploded in South Florida with developers building high-end and luxurious buildings across Miami, from South Beach to Brickell to Aventura and Sunny Isles Beach. Before heading out in search of your perfect home, it is so important to understand the basics of the industry from exploring neighborhoods to knowing the right questions to ask your Miami Realtor.

The interior design of an active listing is one of the most important aspects to the success of selling a home, which is why I am so happy to be featured today as Guest Blogger, a collaboration that is creatively bridging the gap between Interior Design and Real Estate in Miami.
First Question: How Effective is the Curb Appeal?
The phrase “curb appeal” was created based on the idea of beautifying an exterior of a home, such as replacing an old front door with a new one, switching out the handle hardware, adding fresh greenery and flowers to the yard and getting creative with a fancy mailbox. When it comes to Real Estate in today’s age, the “curb appeal” now consists of everything from the exterior of a home to the amenities of the building to the Interior Design of the individual residential units. The better a home is staged; the more appealing it will be to prospective clients. Whether you are a developer looking to set your lobby apart from every other Modern Miami building or a homeowner looking to sell an individual unit, make sure you determine a cohesive design style and apply it creatively through the inclusion of smart furniture pieces, fun patterns and textures in accessories such as decorative objects, pillows and area rugs and incorporate pops of color whenever possible (don’t be afraid to paint an accent wall). It is also very important to remove all clutter and personal photos that you may have throughout the home – proper Interior Design staging is all about creating the perfect vision, one that the client’s can visualize for themselves – not others.
Second Question: What Are Your Most Important Goals?

This process starts with Claudia attaining a solid understanding of her client’s goals and needs. The first question that I always ask my clients: “What is your final goal and what is the property for?” Is it a second home, do you need to be close by to super markets, do you travel a lot and need to be close to the airport? Are you single or with a family? One of the most important things when looking for a property with a family is looking for a home with a good school system – this will not only benefit your kids in the moment but will only help to raise the value of the property over time as well.
Take this time with your Miami Realtor to talk about your requirements thoroughly – how many bedrooms do you need? Do you entertain guests and family often? Do you want an ocean view, city view or both? Do you need more than one parking spot? Does the building need to include a gym or spa? Is valet an important feature? And then of course, what is your budget? This is an important question for me because it affects the overall selection process – we need to figure out together if you are willing to put more money towards upgrading the appliances, switch out an old AC, etc. I always want to make sure that we are looking at properties that are within the total budget range.
Third Question: What is the Best Location?
At the end of the day, Miami is loaded with a ton of gorgeous buildings and options for investors and home buyers so the first thing you should be doing before setting out to find the perfect listing is to establish the best location. Location, Location, Location! A large deciding factor in your home buying decision will most likely be determined by where you want to be. Miami is a large city and it has a lot to offer – there are options for a plethora of different lifestyle options – urban living to water activity to beach focused, business oriented or family centered, like I talked about above. Whatever your living style, make sure it’s established up front and then proceed from exploring all of the best options within your most favorable location(s).
